Selling your home is a GIGANTIC undertaking. With all of the legal requirements stipulated by the state of Texas, the Texas Real Estate Commission, and the Fair Housing Act, not having adequate representation can easily put you at severe financial risk.

All legal matters aside, the primary risk of poor representation is the fact that your house simply WILL NOT SELL!

Here's the truth. Read what you want. Think what you want. If your home is not priced properly, it will not sell. Price is the single most important consideration when listing a home for sale. Realistically, a properly priced home should sell within 60 days. Good exposure and intelligent marketing strategies should be able to reduce that time period to within 30-45 days for an acceptable offer.

Something to consider...

If anyone tells you, "I can get you X amount for your house." and that amount is higher than what others have told you, they are "buying the listing". This is an unsavory tactic that some Realtors use to get listings by seeming more competitive than others.

The cold hard facts are this: BUYERS control the market price.

It's not you. It's not your agent. It's the people that find your home on the internet, in the magazine, or driving by it in the neighborhood. If they are not willing to pay what you want for it, your house will not sell.Your opinion is important. It truly matters, but if you are uncomfortable with the market price for your home, I will recommend you not sell it. This saves you a great deal of time and stress from showing your house to buyers who are unwilling to place an offer.

Furhter, some Realtors' pricing strategies are inexplicably complex and dumb. A competitive price does not always mean a LOWER price. It merely needs to be competitive among other homes that buyers are looking for. I will show you how I do this in our initial consultation.

Finally, while price is the primary selling point for a house on the market, exposure is a close second. In addition to the MLS (which places your home on millions of websites across the world), I have additional resources which will increase your exposure significantly over the standard MLS listing.
