Buying a home can be one of the most stressful and hectic decisions you will ever make.
Fortunately, it doesn't HAVE to be.

Observe...
If you have bought a home in the past or spoken with an agent before, it is highly likely
that you found a home you liked, called the number on the sign and spoke with the listing
agent. After fumbling around with him or her a few times, you either ultimately gave up
because you couldn't get the deal you wanted, or bought the house on the listing agent's
terms.
Another scenario includes finding an agent through a friend or recommendation who took
you out seeing an endless amount of houses week in and week out. After about 15 or so,
they all start blending together and you can't remember which one had that mantle that you
liked or which one was close to the elementary school, or which one was on a busy through road.
Sound familiar?
The problem with the first scenario is that the person you called is legally obligated to represent
the seller ONLY. It's called a fiduciary relationship. Think of it this way... If you were named in a
lawsuit, would you contact the opposing attorney and share sensitive information about your case?
Of course not!
The problem with the second scenario is that the agent (at least this is a buyer's agent) did not
take an extra 30 minutes out of his day to sit down with you for an initial consultation. Neither
of you had any idea what kind of home you were looking for outside of a general price range and
location.
The difference...

If you are interviewing agents and you find one who "just wants to take you out and show houses",
good luck. You are in for a long and painful experience that will ultimately end in frustration. I am a
